Brought these down on the plane and was flagged again by TSA for bag inspection…56 zinc plated 12″ strap hinges with 6″ screw hooks weighing over 100 pounds…The 12″ steel strap hinge is rated to carry a load of 150 lbs., so probably a little overkill for our 45 pound shutters …Both Seachest Hardware and East End Lumber sell the same hinge but we didn’t want to take a chance of them not having enough so we ordered them on-line from Ace Hardware…And saved about $5 a hinge…Seachest also sells a more weather resistant galvanized 12″ strap hinge but they cost about a 1/3 more than zinc…And if you really have deep pockets you can get stainless steel…In any case, we opted for the cheaper zinc but added extra protection with a coat of Rustoleum primer and a black finish coat…

Steve & Barbara,
After seeing the house last week, I have a few words: The house is absolutely stunning and the view is amazing. The special touches along with the hard work that ya’ll have put into it can be seen everywhere.
It was really great to meet you both, sorry we just barged in like that and probably stayed way too long but it was good to meet you. Mario and I could not stop talking about the house. We were so impressed and could only dream that our house turns out as beautiful as yours.
Thanks for taking time out of your busy day to spend it with us. Please keep us informed of things.

Hi Xaverie and Mario!
Hope you had a great time on your vacation. I’m so glad that we were home when you stopped by. It was a real treat to meet you both and give you the grand tour.
I can’t tell you how much we appreciate your kind remarks. We’re a little biased so its nice to hear that you liked our house. I hope your dreams come true and you can build your house in paradise.
Will stay in touch and will be glad to answer any of your questions should you take the plunge.
Steve
